Mr. Pelligrino was upset that on the day of closing, the title company found a $30,000 judgement that had recently been filed on his home by Huntington Bank. When listing the home I suggested a list price of $175,000 and he insisted on $185,000. 30 days later, he agreed to come down $5,000. He received offers in the $160's from 3 different agents from 3 different companies. He signed his counter offers that were given to the buyers. It sold for $169,000 3&1/2 months after listing. I did not get aggressive until he said he would not pay the judgement, as he said it was his wife's debt and she was taken off the title 4 months before, and he would not let the buyer have early possession, with buyer's moving truck arriving the next morning. At that point I told him to prepare himself for legal fees of at least $2,000 per day because a court of law will see attempted fraud.
